Private Money Lenders Heaven
I want to talk today about a long term strategic plan I have in place with my real estate syndicate. My private money lenders are the life blood of my business. As such they get treated really nice. I let them in on all my high profit deals.
They make a great return (usually two to three times the going rate) and their money is secured with a first position mortgage which is usually less that 65% of the real value of the property. Some times they do a lot better than that.
They are also privy to inside information about the deal along with information about market comps and buyer qualification information.
I want them to see everything. That way they have confidence that nothing is going to fall apart or not show a profit the way they want. They want to see I’m making a huge profit because that also means their investment is really secure.
Now here’s the strategic part. When my private money lenders profit big on every deal then they tell their friends because the have “braggin’ rights”. And not only do they come back but they bring others with them.
My business never has need of money which somehow puts me in a position for even more deals. I hope you are considering introducing private money lenders into your real estate investment business.
